Updated Dec 2024: Bus Station is working now; the upcoming zone N has not come yet. Rithala-Narela-Bawana Metro is now planned to extend till Nathupura in Sonipat (Haryana) but not connecting Sector 37, as Delhi Metro has changed the metro route of the Red Line of Delhi Metro. The Silk Road of Rohini has now connected with UER 2, which is going towards Dwarka Expressway and towards GT Karnal Road (NH-1) with the help of a flyover( which is going to open very soon for public).
As discussed previously, the prices have increased by 20% because of the bus station and more traffic on Silk and UER 2 Road (expected to open for the public in Dec 2024 or Jan 2025). Its superb location will make it one of the best sectors in Rohini. What will be the future of Rohini Sector 37 after 3 years (2025)?
1) Bus station [Dec 2024] : The bus station is working now, and it is a very good source of transportation from Sector 37, Rohini. Interstate Bus Station is currently not working but is expected to start by the end of 2025.
2) Urban Extension Road (UER-2): It is expected that it will get started by the end of December 2024 or January 2025.
3) Zone N: Zone N will not be introduced till the end of 2025.
4) Delhi Metro: Rithala-Bawana-Narela-Nathupur Metro gets approval from the Central Government on 06 Dec 2024. It is expected that its work will start by the end of Dec 2025. As per the new plan of Delhi Metro, it is not going to connect Sector 37 of Rohini, as Delhi Metro has changed its route and decided to divert it from Rohini Sector 36 and 31 Red Light towards Rohini Sector 35.
5) The Silk Road of Rohini: The Silk of Rohini will connect five major roads of Delhi (Ring Road, Outer Ring Road, Proposed UER 1, 2, and 3) and proposed Zone N.
6) Inhibitation: You can see many buildings constructed by property dealers that look like people are living there. But no family is living there currently. Very few developments may start by the end of 2025.
7) The average total price increase expected by the end of 2025 is approximately 15%.

What will be the future of Rohini Sector 37 after 6 years (2028)?
1) Bus station: It will be fully operational and will provide interstate bus services to Punjab, Himanchal, and Delhi. Local buses will also be available for commuters of Delhi.
2) UER-2: The Urban Extension Road (II) will be completed and operational.
3) Zone N: It may be introduced, but there may be no change or a 5–10% price change in sector 37 by the end of 2028.
4) Rithala Bawana Narela Metro: Construction will be in progress but route changed by Delhi Metro. Now Metro is not connecting rohini sector 37 (except A-1 pocket).
5) The Silk Road of Rohini: There will be no progress by the end of 2028.
6) Inhabitation: It is expected that approximately 10-15% of the population may start living here by the end of 2028.
7) The average total price increase expected by the end of 2028 is approximately 12.5%.

1) Bus station: Fully functioning.

4) Rithala-Bawana-Narela Metro: The metro may start its passenger operation by the end of 2032.
5) The Silk Road of Rohini: Further construction on this road in Zone N could begin by the end of 2032.
6) Inhabitation: It is expected that 50-60% of the population will move here by the end of 2032.

This sector is currently unoccupied due to its early stage of development and lack of basic facilities like hospitals, schools, colleges, and shopping complexes, as well as a lack of work opportunities. But a new phase of development can be seen from pocket B-4 and B-1 Pocket, which is touching the unauthorised colony of Begum Pur, where few people have started developing few plots for residential purposes.
Rohini Sector 37 is a good and well-located sector, but due to its overpriced values (approximately 30%), we don't recommend it for either investment or even for residential purposes on these overpriced values.
This sector is still worth buying because of its excellent location on UER 2 and the Silk Road of Rohini, but only if the prices are reasonable.
As far as population density is concerned, no one lives here, but this sector will start filling within 4-6 years.
As far as the construction is concerned, all the plotted area of pockets A, B and C is vacant, and no one has constructed any houses on his/her land except offices of property dealers.
This sector is touching the boundaries of unauthorised colonies (Tamatar Colony and Jain Nagar).
UER 2, The Silk Road of Rohini, and Proposed and Upcoming Zone N are the most attractive features of Sector 37 Rohini. At first look, Sector 37 Rohini looks like it is ready for inhabitation in Pocket B-3 and C-1, where many property dealers have made their offices. Pocket A-1, B-1, and B-4 look secluded and less developed in comparison to C-1 and B-3, but a new phase of development will start from there because they are touching the boundaries of unauthorised colonies (Tamatar colony and Jain Nagar). C-2 is the only pocket with a proposed group housing society, but there are few litigation issues there with farmers who had not given their lands to DDA.
1) Water, Sewer, Electricity & Roads: Water, Sewer and Electricity are fully operational in all pockets except Pocket B-4. Internal roads are partially developed but they are made enough so that you can have access to all the place in this Sector.
2) Group Housing Society: A group housing society is proposed in POCKET C-2 of this sector but there is no update of it.
3) UER 2, The Silk Road Of Rohini, and Proposed Zone N: It is expected that UER 2 is going to start in 2025. The Silk Road of Rohini is 100 % operational and a very good source of connectivity.
4) Transportation: Bus Depot is operational and it is a very source of transportation for all parts of Delhi. You can Get buses in every 5 minutes.

1) The Future of the Rohini Silk Road: The Silk Road of Rohini is the only road/route which connects 5 major national highways and ring roads of Delhi, and its extension is proposed till the end of Zone N after crossing 10 major sectors of Zone N and existing sectors of Rohini. This road will connect Haryana and Delhi and will be the most crucial road that will provide good connectivity to all citizens of Delhi and boost the property prices of all nearby areas. We have tried to draw a detailed layout map of this road above, which will not only help in determining the existing route but also help in determining the proposed route map of the Silk Route.
2) Upcoming Zone N: A futuristic city of 37 sectors in Zone N of DDA, which will be developed on the basis of Gurugram, Dwarka, and Noida. It will be a land pooling system in which land will be taken from farmers and the DDA will develop the whole area with all basic amenities. DDA has come up with the public-private partnership(PPP) model whereby the land(60%) will be given back to land owners so that they can develop projects or give land to builders to develop societies. They can cut the plots too. DDA has already come up with the planning of sectors and planned all the areas.
3) Delhi Metro's futuristic route from Rohini Sector-37: Currently, Rithala Metro Station is the nearest metro station to Rohini Sector 36 and 37 at a distance of approximately 7 km. On 06 Dec 2024, the central government approved this line, and it is expected that Metro's work will start by the end of Dec 2025. As per the new Metro's plan, Metro is not going to connect sector 37 now except for the A-1 block because the metro is going to take a right turn from Rohini Sector 37, 36, and 31's red light. The nearest metro station will be Sector 31 or 32.
3) Urban Extension Road(UER)-2: Urban Extension Road 2 is a 6-lane expressway that is now a national highway in the Indian Gazette. It will start from NH-1 and connect many important areas like Narela, Bawana Industrial Area, Rohini Sector 34-35-36-37-38, Najafgarh, Dwarka, Mundka Industrial Area, IGI Airport, NH-2, NH-8, and NH-10. There are two spurs on this route that will connect Bahadurgarh Bypass and Barwasni Bypass (Sonipat). This highway will be a divider between Rohini and the upcoming proposed Zone N of DDA, where a well-developed city will be established. 4) Group Housing Societies: The DDA has allotted a large plot of land in Rohini Sector-37 for Group Housing Societies. These societies can be built up by DDA itself or by a builder. This land is adjacent to the newly built bus terminal in Rohini Sector-37(please refer to the layout map for more information). There will be four group housing projects of 1.209, 1.221, 1.232, and 1.390 hectares each. These group housing societies may have 2, 3, and 4 BHK flats. Currently, this land is vacant with no updates. It is expected that this project will be initiated within 8 or 10 years.
5) The bus terminal: The Delhi government spotted six plots for the DTC bus depot in Delhi, and Sector 37's is one of them. Currently, in Dec 2024, the bus depot is operational for local transport and is a very good source of transport. We expect that the interstate bus depot will get operational within 2-3 years. This new bus terminal has charging points for fully electric buses and CNG pumps for CNG buses. It will accommodate more than 300 buses and serve commuters in Delhi and other states in a better way when fully operational.
6) Areas near and adjacent to Rohini Sector-37::
East: Rohini Sector-37 is on the east side of Rohini Sector-32, which is located across the 60-meter wide road on the east.
West: Large farming land has been proposed for DDA Zone N across the UER-2 road in the west.
South: Begum Pur, an unauthorised colony in the south, has infiltrated 20-25% of Rohini.
North: Rohini Sector 36 is located across the 60-meter-wide Silk Road of Rohini.
If the prices are reasonable, then the answer is yes. Currently, the prices of this sector are overpriced in comparison to development, facilities, and population density. Because of its superb location, the prices of this sector will not go down much. You should wait for a good opportunity on correct prices. Mostly, we come across these kinds of opportunities. This sector is ready to live in and equipped with almost all the facilities, but people are not living there because it is a newly allotted sector of Rohini and still has some problems like no police station, no hospital, no school, no college, and the nearest market is Rohini Sector 24, but the future of this sector is good.
Currently, the answer is no. But, "necessity is the mother of invention." With the gradual development of this sector, these opportunities will be there. Big malls and shopping complexes like Netaji Subash Place and Rohini Sector 10 will come here, which will definitely provide all economic activities like jobs and business.
Yes, for commercial facilities, the DDA has allotted separate big plots where anyone who is interested can get shops and offices when available. Currently, it is not available. We will update once they are available. Remember that the DDA will no longer permit commercial activity on residential land or on main roads in sectors. The DDA will seal those activities as it has done a few months back in Rohini Sector-29 and 36.
Buying a plot on the main road for a commercial purpose is a myth because the DDA has allotted specific land for commercial purposes and the DDA will not allow any commercial activity on the main road. DDA has already started making walls with fencing in Rohini Sector-36. So, buy at your own risk and don't pay extra money for road-facing plots.
