Rohini Sector 37 is a well located sector of Rohini which is surrounded by UER-2 in west, Sector-32 in East, Sector-36 in North and intruded by Tamatar colony of Begumpur(Unauthorised colony) in South. This sector of Rohini is a mixture of residential plots and a group housing society. 26, 32 and 60 mtr are the three sizes of plots which are available in resale. Rohini Sector 36 and 37 are located on east side of UER-2 road and share the same location but divided by a 60 mtr wide Silk road of Rohini. The silk road of Rohini, Under construction big bus terminal, Urban Extension Road(UER-2), Upcoming city of Zone N and upcoming proposed metro are the few factors which are sufficient to justify the excellent location of this sector. 1) The silk road of Rohini & its future: The silk road of Rohini is the only road/route which connects 5 major National highways and ring roads of Delhi and its Extension is proposed till the end of Zone N after crossing 10 major sectors of Zone N and existing sectors of Rohini. This road will connect Haryana and Delhi and will be the most crucial road which will provide good connectivity to all citizens of Delhi and boost the property price of all nearby areas. 3) Urban Extension Road(UER)-2:Urban Extension Road 2 is a 6 lane Expressway which is now a National highway in the Indian Gazette. It will start from NH-1 and connect many important areas like Narela, Bawana Industrial area, Rohini Sector 34-35-36-37-38, Najafgarh, Dwarka, Mundka Industrial Area, IGI Airport, NH-2, NH-8, and NH-10. There are two spurs on this route which will connect Bahadurgarh Bypass and Barwasni Bypass(Sonipat). This highway will be a divider of Rohini and upcoming proposed Zone N of DDA where a well develop city will be established. 4) Group housing societies of Rohini Sector-37: DDA has allotted a huge land for group housing socities. These socities can be built up by DDA itself or by a builder. This land is adjcent to the newly built Bus Terminal of Rohini Sector-37(Pls refer layout map given above). There will be four group housing projects of 1.209, 1.221. 1.232 and 1.390 hectares. These group housing socities will have 2,3 and 4 BHK flats. Currently, this land is vacant and we don't know when this project work will initiate, it is expected that this project will be initiated with in 6 or 7 years.


5) The bus terminal of Rohini Sector 37: Due to the lack of parking space for DTC buses, Delhi government has spotted 6 lands located in Sarai Kale Khan, East Vinod Nagar, Rohini Sector 37, Burari, Mundhela Kalan and Daurala Village. Rohini Sector 37's land is acquired by Delhi government from DDA on on 20th November 2017 for the development of CNG and electricity compatible bus Depot. This bus terminal will have charging points for fully Electric buses and CNG pumps for CNG buses. It will accommodate more than 300 buses and serve commuters of Delhi-NCR in a better way.


6) Nearby and adjacent areas of Rohini Sector-37:


East side of Rohini Sector-37: Rohini Sector 32 is located across the 60 Mtr wide road in East.


West side of Rohini Sector-37: There is a huge farming land proposed for Zone N of DDA across UER-2 road in west.


South side of Rohini Sector-37: 20-25% part of Rohini is intruded by unauthorised colony of Begum Pur in south.

Rohini sector 37 will be developed like existing sector 24 of Rohini. This will be one of the best sectors of Rohini due to its excellent location. There are many upcoming projects which will not only boost the prices of this sector but also rise the standard of life there.

Rohini Sector 37 is a newly allotted sector of Rohini but because of its new allotment, this sector is in its initial stage of development. Currently, this sector is vacant, only few property agents have built their offices but no family is living there. Of course, this sector has all abilities to be a best sector of Rohini because of its prime location. Development is expected to come with the launch of Metro line of Rithala-Bawana-narela or within 5 to 6 years if metro doesn't come on estimated time. This sector is intruded by Tamatar colony of Begum Pur which is an unauthorised colony but still it will be a very good sector to live and invest money because of its excellent location.

This area is already developed but no one is living here because it is in its initial stage of development. All the facilities like Electricity, Drinking water, roads and sewer are available. Currently, transportaion facilities like E-rickshaw, auto and few private buses are available but after sometime when metro and buses will come here, then there will be no problem of transportation.

This sector is ready to live and equipped with almost all the facilities but people are not living there because this is a newly allotted sector of Rohini and still there are some problems there like no police station, no hospital, no school, no college and nearest market is Rohini Sector 24 but the future of this sector is good.

Yes, you can live there but you have to take some risk because no one is living there. Some people have started constructing plots near unauthorised colony which is already a developed colony and people are already living in unauthorised colony.

Currently, answer is No. But, "necessity is the mother of invention". With the gradual development of this sector, these opportunities will be there. Big malls and shopping complexes like Netaji Subash place and Rohini Sector 10 will come here which will definitely provide all economic activities like jobs & business.

Yes, for commercial facilities, DDA has alloted separate big plots where anyone who is interested can get shops and offices when available. Currently it is not available. We will update once they are available. Remember, DDA will not allow any commercial activity on Residential land or on main roads of Sectors now. DDA will seal those activities as it has done a few months back in Rohini Sector-29 and 36.

Buying a plot on main road for commercial purpose is a myth b'coz DDA has allotted specific land for commercial purpose and DDA will not allow any commercial activity on main road. DDA has already started making walls with fencing in Rohini Sector-36. So, buy at your own risk and don't pay extra money for road facing plots
