Approximately 40% land of sector-35 is Barwala village and Jain Nagar colony which are very old unauthorised colonies of Delhi. A huge farming land was taken from farmers for plotting of Sector-35, Rohini. There are two spurs which will connect Barwasni Bypass(Sonipat) & Bahadurgarh. This highway will be a divider of Rohini and upcoming proposed Zone N of DDA where a well developed city will be established. Currently, this project is under construction and it is expected that its inaugration will be held on 15-08-2023.
2) Delhi Metro and its proposed Rithala-Bawana-Narela route: Delhi Metro's red line extension from Rithala to Narela via Bawana is proposed in phase-4 of Delhi Metro projects and it is expected to come soon. As per the official Website of Delhi Metro, nearest metro station will be Barwala Metro station(name can be changed). A metro station named Barwala will come on walking distance of only 0.5 Km and commuters will get excellent connectivity. There is a misconception among buyers of property which is spread by local dealers of Rohini that a metro station will come on Sector-34 and sector-35 divider but as of now there is no information which proves this theory. 3. DDA's Upcoming Zone N: To accommodate the huge population of Delhi, DDA proposed a smart city project and its development will be based on projects situated in Gurugram, Noida and Dwarka. In this land pooling system, land will be taken from farmers and 40% land will be developed by DDA in which all basic facilities like roads, schools, hospitals, colleges, police stations, parks and much more will be provided as facilities and amenities. 60% will be given back to farmers after developing the area. Much land has already been acquired by DDA and very soon few sectors are going to be developed by DDA. Both Rohini sector 34 and 35 are situated along with 100 mtr wide 6 lane expressway(National Highway No-344M). They share the same location but divided by a 60 meter dividing road. Rohini sector 35 is a vacant land just like Rohini sector 34. The boundaries of this sector are touching the UER 2 in west, 60 meter wide Auchandi-Bawana Road and Barwala village in south side, 60 Meter wide sector dividing road in north side and Jain colony in east direction. Sector-35 touches two unauthorised colonies and but its location is superb and it has the potential of good growth too. The location is good and this sector will be a good sector of rohini when it will get developed. As far as the development of this sector is concerned, the developmental phase is expected to start after 6-8 years and if metro comes earlier, the development phase will start before 6-8 years.

This expressway is 70 km long which will start from Bankoli village on NH-1 and connect Narela, Bawana Industrial area, Rohini sector-34,35,36,37,38, Mundka Industrial area, Nangloin, Najafgarh, Dwarka, Indira Gandhi International Airport and Some National Highways like NH-1,2,8 and 10.
Connectivity from Current and upcoming Metro Station: Currently, nearest metro station is Rithala which is 8-9 km far from Rohini Sector 35, but upcoming metro station is 0 Km far from this sector and the proposed name of that station is Barwala Metro Station.
