What are the property (plot) rates of Rohini Sector 34?

Rohini Sector 34 property (plot) rates can be defined based on various factors like its location, size, the width of the road, facing of plot, general or park, corner, no other plot facing plots, adjacent to corner, and pair plots. These factors can change the price of any property, and it depends on which property you are going to buy. The standard size of plots is 26, 32, and 60 meters. But pocket A-3 offers various sized plots and is called an alternative plot pocket (a pocket in which plots are allotted to farmers whose land was taken by DDA and also big size plots auctioned by DDA). Plot prices (updated on-Oct-2024) vary according to budget, but a rough estimate of oct 2024 is: || 26 meter = 37 to 45 Lac || 32 meter = 48 to 55 Lac || 60 meter = 98 Lac to 1.12 cr.

ROHINI SECTOR 34: EVERYTHING YOU NEED TO KNOW

Rohini Sector 34 is located in the northwest corner of Rohini and surrounded by other undeveloped sectors of Rohini like Sectors 29, 30, and 35, the Bawana industrial area, and the upcoming Zone N.

Once this sector was the favorite spot of property traders or financiers. But now, in 2024, this sector is left for end users only and not for the people who are coming here to invest because of the high prices of property because of internal trading between financiers and traders.

As far as population density is concerned,. It is almost vacant except for a few families living in society flats of Pocket-B, which were allotted in 2014 under the DDA Housing scheme. The group housing project was a failure because of the very small room sizes of the flats, and most of the allottees withdrew. It is the only place where some inhabitation can be seen.

As far as plotted property is concerned, all the plotted area of pockets A and C is vacant, and no one has constructed any houses on his/her land because no one is living here.

This sector is not adjacent to any village or any unauthorized colony.

Transportation facilities are nil. You must have your own vehicle to reach here. 


ROHINI SECTOR 34 : PROS & CONS OF BUYING PROPERTY IN 2024-25

Superior Connectivity: Urban extension Road (UER-2) that is NH 344M is connecting Rohini Sector 34, which connects outer parts of Delhi. Starting from NH 1, it will cover areas like Narela, Bawana industrial area, Rohini Sector 34, 35, 36, 37, 38, Mundka industrial area, Najafgarh, Dwarka, IGI airport, Gurugram, etc. that will enhance the connectivity of Rohini Sector 34.

No Development: There is no development in this sector; only offices of property dealers can be seen there, and abandoned areas with big bushes and thieves can be seen there.

Delhi Metro : According to the Delhi metro route of 2024. It is not going from Sector 34 Rohini. It is going from Barwala, and the nearest station will be approximately 700 to 1000 m from Sector 34 Rohini.

No Investment Future: There is no scope of investment; the property prices are very overpriced in comparison to the development, and we don't recommend anyone to invest in this sector at these prices.

New front of Rohini :  Sector 34 Rohini will be a new front of Rohini because of UER-2.

High density of number of plots: If you observe the layout plan of Rohini Sector 34, you will find that this sector is one of the denser sectors in all new sectors of Rohini.

Excellent connectivity to the outer parts of Delhi, Haryana.

No development: There is no development there, and dealers are trying to make fake hype of this sector, but in reality, they are making money only. There is no development there, and it will take more than 10 years for the development to start there.

 

Harmful smoke of Bawana industrial area:  In winters, if you go there, you will observe the smoke of Bawana industrial area is all over there in pocket C of Rohini Sector 34, which is very harmful for health Would you like to live there?

 

Located in the northwest direction of Rohini, it is the last sector of Rohini where there is no development.

 

No transportation: There is no transportation in Rohini Sector 34, like buses or public transport; you have to have your own vehicle to reach there.

WHAT ARE THE EXISTING DEVELOPMENTS IN ROHINI SECTOR 34?

At first glance, this sector appears to be a secluded area with no residents; large bushes; completely undeveloped; full of snatchers and thieves; and no facilities such as a police station, hospitals, schools, and colleges. But still, there are a few basic facilities provided by DDA, which we have discussed below.


1) Water, Sewer, Electricity & Roads: All these basic facilities are already developed in this sector. 24, 30, & 60 meter wide roads are fully developed, whereas 9 mtr and 12 mtr(internal side of pocket) roads are not developed or partially developed, where big bushes can be seen.


2) Group Housing Societies of Rohini Sector 34: There are four group housing societies here where people are already living, but the size of the flats is too small. Residents have to go far for shopping because of limited facilities.


3) Urban Extension Road(UER)-2: Urban Extension Road 2 is a 6-lane, 100-meter wide expressway that is currently under construction. And it is expected that it will be fully functional by the end of 2024.

WHAT IS THE FUTURE OF ROHINI SECTOR 34?

Future of Rohini Sector 34

Rohini Sector 34 is one of the many sectors that will be developed on the main 6-lane Motorway (UER-2). Delhi Metro connectivity, UER-2, proposed Zone N, and the proposed biggest sports complex will make it a good destination to live only when facilities are operational. Let's divide the expected development into four different sections now: expected development after 1, 3, 6, and 10 years. Based on the current location, status, proposed developments, expert insights, and layout plan map of Delhi's 2041, we will discuss the futuristic development below.

Rohini Sector 34 after 1 years (2025): It is expected that Urban Extension Road-2 will start by the end of December 2024, and the Delhi Metro project may not get started by 2025. We may see approximately 10-15% appreciation when the UER-2 will get started, but no construction will start by the end of 2025.

Future of Rohini Sector 34 after 3 Years (2027): It is expected that no construction will start by the end of 2027, but there is a possibility that Delhi Metro's project gets a nod from all authorities. Remember, Delhi Metro is not going from Sector 34 Rohini. It is going from Barwala-Bawana Road as per the new layout map of the Rithala-Bawana-Narela-Nathupur Metro Route, which is available on the official website of Delhi Metro. No development is expected to start by the end of 2027 as well.

Future of Rohini Sector 34 after 6 years (2030): It is expected that some construction may start by the end of 2030. Proposed Zone N (a modern city) may also come, and Delhi Metro's work may also start. Property rates of Rohini Sector 34 may not appreciate or may go down if Zone N comes because with the introduction of Zone N, the property prices of Rohini Sector 34 may go down by 15–20%, just like in Sector 28 of Rohini when new sectors of Rohini were introduced. Most of the dealers shift towards Zone N and leave Sector 34.

Future of Rohini Sector 34 after 10 years (2034):Builders will start constructing the plots, and a few families may come to live here by the end of 2034. Many developments may come here, like metro, UER-2, sports complex work may start, and work in zone N may also start. It is expected that approximately 20–25% of people will start living here. The price of the property will go up. Then, it will gradually go up according to the demand and supply of property.


Should I invest in Rohini Sector 34 in 2024-25?

Bad Idea: An investor comes into this sector to invest, but due to its nature of gambling (by financiers and property dealers) market, the prices are too high in comparison to development. Under the pretext of UER-2 and Metro, property dealers are making hype and misguiding people coming here. So, in our opinion, this is not a good time to invest money in these overpriced rates in comparison to development. There is nothing except big bushes and abandoned land where no one dares to go there after 7 p.m.

1)   Urban Extension Road(UER)-2: The Urban Extension Road 2 is a 6-lane expressway that is now a national highway in the Indian Gazette and is expected to be operational by the end of December 2024. It will start from NH-1 and connect many important areas like Narela, Bawana Industrial Area, Rohini Sector 34-35-36-37-38, Najafgarh, Dwarka, Mundka Industrial Area, IGI Airport, NH-2, NH-8, and NH-10. There are two spurs that will connect Barwasni Bypass(Sonipat) and Bahadurgarh. This highway will be a divider between Rohini and the upcoming proposed Zone N of DDA, where a well-developed city will be established. For better understanding, we have attached the whole map below of Delhi and its upcoming zones but highlighted Zone N and M(Rohini) only with three Urban Extension Roads(UER)-1,2 & 3.

2) Delhi Metro and its proposed Rithala-Bawana-Narela route: Delhi Metro's red line extension from Rithala to Narela via Bawana is proposed in phase 4 of the Delhi Metro projects and is expected to come soon. As per the official website of Delhi Metro, the nearest metro station will be Barwala Metro Station (the name can be changed). It is clear that the metro will not go to Rohini sector 34, but it will take a left turn, 500 metres before sector 34, after crossing the Barwala red light. There is a misconception among buyers of property which is spread by local dealers in Rohini that a metro station will come on Sector-34 and Sector-35 dividers. But as of now, there is no information that proves this theory. The reality is that the Metro line will go near Sector-34, but the metro station will come on the Barwala Red Light. 3.   DDA's Upcoming Zone N: To accommodate the huge population of Delhi, DDA proposed a smart city project, and its development will be based on projects located in Gurugram, Noida, and Dwarka. In this land pooling system, the land will be taken from farmers and 40% of the land will be developed by DDA, in which all basic facilities like roads, schools, hospitals, colleges, police stations, parks, and much more will be provided as facilities and amenities. 60% will be given back to farmers after developing the area. Much land has already been acquired by DDA and very soon a few sectors are going to be developed by DDA. There will be 37 sectors in Zone N and we have attached a layout plan of the overall proposed developments in areas near Rohini Sector-34.


4.   Delhi's biggest sports complex: The DDA approved seven sports complexes in Dwarka, Rohini, and Narela in May-April 2018. There will be a sports complex of 22.25 hectares in Rohini sector 34 which will serve all sports facilities like football, cricket, hockey, athletics, tennis, basketball courts, jogging track, volleyball, skating, multigym, wrestling, weight lifting, kabaddi, shooting, archery, boxing, yoga and many more. In addition, the DDA intends to invite the Sports Authority of India to use and organize national, regional, and international level tournaments on its premises. This is a wonderful plan by DDA which will be a landmark in Rohini and will offer an opportunity to learn, play, and enjoy. Facilities in the images are given below.

Rohini Sector 34 is a newly allotted sector of Rohini, which is in its initial stage of development. This sector has new plots and flats allotted by the DDA to offer. This sector is surrounded by sectors; sector 29 in the north, sector 35 in the south, a canal in the north, and the Bawana Industrial area in the west. Because of its initial stage of development, no one is living here but people are buying the property because of its investment potential. This sector will offer homes to lower, middle, and upper-class families, but this sector will be more crowded than other sectors.

Only a few developments, like electricity, drinking water, and main roads, are well connected and maintained. But pocket roads are full of wild bushes where pocket roads can't be seen. The nearby area is good because it is surrounded by good but undeveloped sectors of Rohini.

Theft, No street light, no police, no petrol pump, no hospital, no market, only 5-7% population, favorite place of criminals because of the low density of people, no transportation facility, far from already developed areas of Rohini, 80-90 % jungle, etc are the main problems of all sectors nearby this area because of low population.

At your own risk, we recommend you not live here because this area is secluded and no one is living here.

Currently, the answer is no. But, "necessity is the mother of invention." With the gradual development of this sector, these opportunities will be there, but it will not be a business hub like Netaji Subash Place and Sector-10 of Rohini. The same opportunities will be seen as we have in other developed sectors of Rohini.

Yes, for commercial facilities, DDA has allotted separate land where anyone who is interested can get shops and offices when available. Currently, it is not available. Drop a message to us if you are interested. We will contact you once they are available. Remember that the DDA will no longer permit commercial activity on residential land or on main roads in sectors. As it did a few years back in Rohini Sector-29, the DDA will seal those activities as well.

Buying a plot on the main road for a commercial purpose is a myth. DDA has allotted specific land for commercial purposes, and DDA will not allow any commercial activity on the main road. DDA has already started making walls with fencing in Rohini Sector-36. So, buy at your own risk and don't pay a high premium for those locations.

It is approximately 7–8 km away from here. Education institutes like a school named Kendriya Vidyalaya in Sector-28 are near Sector-29 and a college named NIDM(National Institute of Disaster Management) is in Rohini Sector-29.

A favourite spot for snatchers and thieves because of the very low population. But it will be solved when people start living there.
